*How far is the beach from 301 Admirals Row? You couldn’t be any closer to the ocean on the island! The beach is just steps away! The access point to cross the dunes and put your toes in the sand is at the bottom of the elevator which is just steps away from your front door.
*How far is the pool from 301 Admirals Row? There are two pools on the resort. Click on Aerial Pool View for a map to each pool. The closest pool is in the Admiral's community of the resort. This pool is three feet deep in the shallow end and eight feet deep in the deep end. It is accessible for the residence & guests of Admiral’s Row. The largest pool on the island (an olympic-size oceanfront pool) is also accessible with your stay and is on the resort. The larger pool is also three feet deep in the shallow end and eight feet deep in the deepest end. A kiddie pool is even available for infants to four year olds. Swimmer diapers are recommend by the SCHD for children under the age of 3 years old. Swimmers are required to follow all posted rules & regulations. Do not move furniture nor bring personal furniture into the pool area (canopies/umbrellas are considered personal furniture.) No lifeguard is on duty at either pool. Swimmers swim at their own risk. Swimmers under the age of 14 must be accompanied by an adult. Bathrooms are available near both pools. The pool area is open all year 9 am - 9 pm. No glass, smoking, and/or vaping is permitted in the pool area.

*Where do we put our trash? All trash must be put in the appropriate trash receptacle by the renter that is located on the resort. A construction dumpster near Facility Services is for owners only. Trash is not allowed in hallways, laundry rooms, or on the balcony. Renters who put trash in these areas will be fined by the resort $50.00/occurrence. *Where can I fish on the resort? "Catch & Release" is allowed in all posted areas. Click here for a map to the fishing areas. No fishing license is required.
*Can we shoot fireworks? No. Fireworks and burning of any kind is not allowed. Every Tuesday night between June 9 - Aug 11 the island does host a firework show in Shelter Cove.
*Are firearms allowed inside the resort? Upon entering the residential section of the resort, all guest(s) possessing a firearm are required to notify security. All South Carolina law shall govern firearms.
*What is the sound/noise policy? No loud music or excessive noise is allowed at anytime. All guests shall exercise extreme care to avoid excessive noise that might interfere with the peace and enjoyment of others. Remember, not everyone living in Admirals Row are on vacation...for most this is their home.
*What is the flow of bicycle & pedestrian traffic? Both bicyclists & pedestrians should use the leisure paths where available. If paths are unavailable, bicycles are ridden with the traffic; pedestrians face the flow of traffic. Bicycles are not to be ridden in buildings, on courts, sidewalks, or ramps.
*How do I get to all of the resort amenities? Please see the Aerial Amenities Map for specific locations.
*How late can we use the common areas? Common areas should be vacated and cleared of public gathering by 11:30 pm.

*Is the villa suitable for children? Yes. Ocean Overlook is suitable for children of all ages! Highchairs, booster seats, etc. are not provided.
*Is there an elevator? Yes. The elevator is near the beach access point on Admiral’s Row. In an emergency stairs are also available. To access the stairs, when you exit the condo: turn right, stay straight to the end of the hallway, and you will be at the stairs that are on the north side of the building. There is also a ramp access to the building from the south side parking lot that is closer to the pool end of the lot which is opposite of the ocean. There is also an additional set of stairs near the ramp entrance to the building. The ramp entrance is on the opposite of the building from the elevator.

*Are fire alarms installed? Yes.
*Is there a first aid kit on site? Yes. It is under the kitchen sink.

*Do I need to bring towels, pillows, & blankets? Yes...you will need to bring your own beach towels. The villa is only equipped with pillows and blankets. It is recommended for you to bring your own in case the extra’s provided are not enough or are not your preferred thickness, color, etc. If you use any of the blankets, please wash them before putting away.
*Do I need to bring beach towels? Yes. Since we do not have a washer and dryer directly in the unit, we can not guarantee the towels will always be properly cleaned when you arrive; therefore, we do not provide them.
*Do I need to bring beach chairs? Yes. While we have left beach chairs at the unit for you to enjoy, we can not always guarantee that the previous renter returned them in the condition that we left them. We are happy for you to use the chairs if they are there. We do ask that you return the chairs to the villa after your usage in hopes that the next guest can enjoy this amenity too.
*Can I hang my towel (or any other item from the balcony)? No. Nothing can hang from the balcony. Fines will be assessed by the resort to renters who hang anything from the balcony.
*Where can I store my rented bike(s)? Bikes can be parked and locked on the resort provided bike racks near the beach access walkway next to the parking lot. No bikes are to be brought inside, stored on the balcony, or on the hallway area by the door entry. Bicycles are not to be ridden in buildings, on courts, sidewalks, or ramps.
*Are tiki torches, citronella candles, fire pits, smoking, vaping, etc. allowed? No. No open flame of any type or vaping is permitted anywhere at anytime on the property. Violation(s) will result in a $500.00 fine per occurrence.
*Does the villa have assigned parking spaces? No. Your parking space(s) are in the Admiral’s Row community. Parking spaces are only big enough for a standard 4 wheel vehicle...no trailers, campers, motorcycles, mopeds, electric scooters, etc. Parking is only permitted in designated parking spaces and parking passes must be displayed on the driver side dashboard at all times. No parking is allowed on grass or within yellow stairway access marks. Click on Resort Driving Instructions for a map of the most direct route from the pass office to the villa.
*What is the sound/noise policy? No loud music, audio devices, and/or excessive music on the balcony or inside the villa at any time. Headphones for individual enjoyment are allowed.
*Where & when do I pick-up my parking pass? Your parking pass will be available for you to pickup at check-in at the security gate when you enter the Hilton Head Beach & Tennis Resort. Your parking pass should be displayed on the dashboard of the driver’s side and remain on dash during your entire stay. *When will I get my digital key code to access the unit? Your digital key code will be sent to you prior to check-in. Your key code will give you access to the property from 4:00 pm on the day of your check-in until 10:00 am on the day of your check-out.
*Can I have a package mailed to me while on my stay? No.
*What happens if a scheduled villa service takes place during my stay? You must allow all vendors to complete their scheduled jobs and appointments. If you refuse a vendor service, you will be responsible for paying the full reimbursement price of that vendor for having their service(s) rescheduled.
*When are scheduled services? Dates vary but typically the pest control company inspects every other month around the first week of the month: January, March, May, July, September, & November. The air conditioning company services about every 3 months typically in March, June, September, & December.

*Our favorite local spots for dining? BREAKFAST/BRUNCH: Palmetto Bay Sunrise Cafe one of the best brunch spots on the island - love their omelets, Bad Biscuit which is known for their oversized gourmet homemade biscuits from scratch which can be topped with anything from standard breakfast foods to chicken to seafood...and they are HUGE biscuits, Alljoy Donut Co is an awesome donut shop in Old Town Bluffton which has the best filled Key Lime doughnut and a delicious classic glazed, The Purple Cow is a doughnut shop on the island that makes their doughnuts to order...pretty cool experience. Harbour Town Bakery serves an assortment of baked goods and lunch...I like their whoopie pie. LUNCH/DINNER: Hudson’s..."the oldest restaurant on Hilton Hilton" with the best & most spectacular sunset views from their deck serve excellent hushpuppies and stuffed shrimp with crabmeat is very good...the wait can be very long here, the deck seating (weather permitting is available throughout the day - while dinner seating inside begins at 5). If the line is too long at Hudson’s, next door is Skull Creek which also offers excellent outdoor seating and food with gorgeous water views, Nick’s Steak & Seafood...serves the biggest & best local shrimp - they actually catch their shrimp from the northern Atlantic waters between Hilton Head and Charleston, LowCountry Backyard has the best ever shrimp & grits - anywhere! Charlie's L'Etolile Verte is all delicious...just possibly the best food taste anywhere, we really enjoyed everything they served: she crab soup, fish cakes, tarte de jour and their drinks were poured with a heavy hand (dinner pricing can add up in a hurry, we went for lunch, and reservations are highly suggested). Reservations are also recommended at Coast but offers oceanfront dining with live entertainment and a drink menu that will be sure to satisfy an adult beverage connoisseur - superb crab cakes here. If you are just interested in drinks, head up stairs to the Ocean Lounge for more spectacular views of the Atlantic Ocean/Calibogue Sound and even more drink options (as if you need more). If you go to Coast or Ocean Lounge, show your purchased daily entry Sea Pines pass receipt to the server and they will deduct your Sea Pines entry fee from you final tab. Sand Bar is the spot if you are craving tropical/caribbean seasoning...we recommend the Hurricane Shrimp & loaded hushpuppies, Fish Camp has an excellent overall menu and we love sitting outside underneath the oak tree just feet away from the marsh - heard their Seafood Tower is a pretty cool experience, Old Oyster Factory has beautiful unobstructed views of the marsh and lots of oyster options to choose from, Poseidon’s has excellent smoked bacon deviled eggs, pimento cheese, and Shrimp BLTs...if you want to enjoy their Happy Hour Menu you must sit outside at the bar or a high-top and they also have a "rooftop" area upstairs with nightly entertainment, Black Marlin also has some of the island’s best shrimp (not as large as Nick’s), some delicious sushi nachos "seen on Food Network" but their grouper "Daufuskie" style is one of the best things I have ever eaten....this spot has an updated and upbeat vibe with it’s outside dining that is near the marsh, Chow Daddy's is quiet little spot that we really enjoyed their fried fish tacos and pimento cheeseburger - the most popular menu item is Chow Daddy's burger, Marley’s has really good shrimp and fish tacos...on Tuesday you get them for $2.50 each, The Sea Shack is a local joint that serves your usual island dishes along with some unique eats...their frog legs and gator are the most tender, Rockfish serves a succulent flounder that is coated in a homemade salt-n-vinegar potato chip crust, Steamers serves a delicious grill shrimp, sausage, and potato melody that is one of the local favorites called the “Big Red Voodoo Skillet” & their fried shrimp and tarter sauce is excellent, SlapFish has a scrumptious lobster topped cheeseburger with loaded fries called “Surf-N-Turf Burger" w/ awesome sauce and get the side of fries - clam chowder style, Carolina Crab Co. serves a very good crab cake, Giuseppi’s & Dough Boys are our favorite places for pizza, Nector Farm's Kitchen serves up a delicious Duck Dip Sandwich, Charbar has some of the island bests tasting hamburgers and you can get your milkshake “adult” style - always fun, Harold’s Diner is a fantastic hole-in-the-wall type local eatery that has greasy burgers & fries and once inside don’t wait for someone to ask for your order just grab a menu slip, fill it out, and hand it to cook/cashier (there is limited dining space inside with more patio style tables around back.) If you are in the mood for mexican, we recommend San Miguel’s in Shelter Cove, the cheese bowl is edible, Tio's we enjoyed their fajita nachos (definitely enough for 2), or Aunt Chilada’s near Coligny and we recommend the Auntie’s Famous Street Corn Bites with the shrimp fajitas! And if you are in the mood for some BBQ, we really enjoy One Hot Mama’s and their chocolate ribs and cornbread (jalapeño cornbread is a personal fav) for a side! Bullie's BBQ is also good and we recommend their pulled pork with "Carolina Mustard" or "Texas Sweet" sauce...if you like a kick you will enjoy the "Slow Burner" sauce. Reilly's serves a really good espresso rub ribeye, on Friday & Saturday they serve a chef special prime rib. If you are in the mood for bar food Hickory Tavern as a good 'Merica burger. If you make it over to Bluffton for a meal, we recommend The Cottage and their Crab, Corn, & Bacon Pot Pie and they have a bunch of desserts, we loved the salted caramel crunch...they served it warm with caramel drizzle. In Bluffton, if you want country cooking, definitely stop at Cahill's and they are known for their fried chicken but it is all country cooking...from the country store inside, the chickens outside, and the dirt road and parking lot.
*Our favorite local spot for coffee? Carolina Coffee & Crumbs. We do enjoy our coffee black...no cream, no sugar. They also offers: Nitro Brews, Lattes, Cappuccinos, Frappe coffees, and a variety of other speciality drinks including adult morning brews (must be 21+). Their beans are also roasted just up the road in Bluffton, SC. You gotta try their Quiche! If you want to venture off the island, Corner Perk in Old Town Bluffton is a wonderful place for local coffee.
*Our favorite ice cream spot? Hilton Head Ice Cream
*Our favorite sweet shop? Signe’s & Ronnie's...we are huge cupcake fans! In the same breath, we also love all sweets :). If you need an entire cake, Ronnie's is the place!

*Our favorite local adult spirit drink? Mountain Peak Espresso Rum distilled locally at Hilton Head Distillery.

*Our favorite local adult beer? Both can be found at Southern Barrel: Most beers here are seasonal and new beers are released every Friday. Our favorite stouts/dark beers: Frozen Barrel & Low Down Brown (get w/ cinnamon and sugar rim) and our favorite IPA (which is part of a hidden menu is "2nd Yankee”.) This local brewery is actually in Bluffton but so worth the drive! We visit every time to the island since finding this place and transport brews home for our friends. This place also serves an insane non-alcoholic dessert topped milkshake called the “Loaded Barrel Shake"...it was AMAZING...kids of all ages should eat this at least twice!

The selection of products maybe limited but the deals are solid...not everything is discounted (ball price is competitive) but we always stock up on our gloves and shoes from this store.

We are happy for you to use the chairs if they are there. We do ask that you return the chairs to the villa after your usage in hopes that the next guest can enjoy this amenity too.
*Can I hang my towel (or any other item from the balcony)? No. Nothing can hang from the balcony. Fines will be assessed by the resort to renters who hang anything from the balcony.
*Where can I store my rented bike(s)? Bikes can be parked and locked on the resort provided bike racks near the beach access walkway next to the parking lot. No bikes are to be brought inside, stored on the balcony, or on the hallway area by the door entry. Bicycles are not to be ridden in buildings, on courts, sidewalks, or ramps.
*Are tiki torches, citronella candles, fire pits, smoking, vaping, etc. allowed? No. No open flame of any type or vaping is permitted anywhere at anytime on the property. Violation(s) will result in a $500.00 fine per occurrence.
*Does the villa have assigned parking spaces? No. Your parking space(s) are in the Admiral’s Row community. Parking spaces are only big enough for a standard 4 wheel vehicle...no trailers, campers, motorcycles, mopeds, electric scooters, etc. Parking is only permitted in designated parking spaces and parking passes must be displayed on the driver side dashboard at all times. No parking is allowed on grass or within yellow stairway access marks. Click on Resort Driving Instructions for a map of the most direct route from the pass office to the villa.
*What is the sound/noise policy? No loud music, audio devices, and/or excessive music on the balcony or inside the villa at any time. Headphones for individual enjoyment are allowed.
*Where & when do I pick-up my parking pass? Your parking pass will be available for you to pickup at check-in at the security gate when you enter the Hilton Head Beach & Tennis Resort. Your parking pass should be displayed on the dashboard of the driver’s side and remain on dash during your entire stay. Click on Pass Office Directions for a map of the most direct route from the highway to the pass office.
*When will I get my digital key code to access the unit? Your digital key code will be sent to you prior to check-in. Your key code will give you access to the property from 4:00 pm on the day of your check-in until 10:00 am on the day of your check-out.
*Can I have a package mailed to me while on my stay? No.
*What happens if a scheduled villa service takes place during my stay? You must allow all vendors to complete their scheduled jobs and appointments. If you refuse a vendor service, you will be responsible for paying the full reimbursement price of that vendor for having their service(s) rescheduled.
*When are scheduled services? Dates vary but typically the pest control company inspects every other month around the first week of the month: January, March, May, July, September, & November. The air conditioning company services about every 3 months typically in March, June, September, & December.

*Our favorite local spots for dining? BREAKFAST/BRUNCH: Palmetto Bay Sunrise Cafe one of the best brunch spots on the island - love their omelets, Bad Biscuit which is known for their oversized gourmet homemade biscuits from scratch which can be topped with anything from standard breakfast foods to chicken to seafood...and they are HUGE biscuits, Alljoy Donut Co is an awesome donut shop in Old Town Bluffton which has the best filled Key Lime doughnut and a delicious classic glazed, The Purple Cow is a doughnut shop on the island that makes their doughnuts to order...pretty cool experience. Harbour Town Bakery serves an assortment of baked goods and lunch...I like their whoopie pie. LUNCH/DINNER: Hudson’s..."the oldest restaurant on Hilton Hilton" with the best & most spectacular sunset views from their deck serve excellent hushpuppies and stuffed shrimp with crabmeat is very good...the wait can be very long here, the deck seating (weather permitting is available throughout the day - while dinner seating inside begins at 5). If the line is too long at Hudson’s, next door is Skull Creek which also offers excellent outdoor seating and food with gorgeous water views, Nick’s Steak & Seafood...serves the biggest & best local shrimp - they actually catch their shrimp from the northern Atlantic waters between Hilton Head and Charleston, LowCountry Backyard has the best ever shrimp & grits - anywhere! Charlie's L'Etolile Verte is all delicious...just possibly the best food taste anywhere, we really enjoyed everything they served: she crab soup, fish cakes, tarte de jour and their drinks were poured with a heavy hand (dinner pricing can add up in a hurry, we went for lunch, and reservations are highly suggested). Reservations are also recommended at Coast but offers oceanfront dining with live entertainment and a drink menu that will be sure to satisfy an adult beverage connoisseur - superb crab cakes here. If you are just interested in drinks, head up stairs to the Ocean Lounge for more spectacular views of the Atlantic Ocean/Calibogue Sound and even more drink options (as if you need more). If you go to Coast or Ocean Lounge, show your purchased daily entry Sea Pines pass receipt to the server and they will deduct your Sea Pines entry fee from you final tab. Sand Bar is the spot if you are craving tropical/caribbean seasoning...we recommend the Hurricane Shrimp & loaded hushpuppies, Fish Camp has an excellent overall menu and we love sitting outside underneath the oak tree just feet away from the marsh - heard their Seafood Tower is a pretty cool experience, Old Oyster Factory has beautiful unobstructed views of the marsh and lots of oyster options to choose from, Poseidon’s has excellent smoked bacon deviled eggs, pimento cheese, and Shrimp BLTs...if you want to enjoy their Happy Hour Menu you must sit outside at the bar or a high-top and they also have a "rooftop" area upstairs with nightly entertainment, Black Marlin also has some of the island’s best shrimp (not as large as Nick’s), some delicious sushi nachos "seen on Food Network" but their grouper "Daufuskie" style is one of the best things I have ever eaten....this spot has an updated and upbeat vibe with it’s outside dining that is near the marsh, Chow Daddy's is quiet little spot that we really enjoyed their fried fish tacos and pimento cheeseburger - the most popular menu item is Chow Daddy's burger, Marley’s has really good shrimp and fish tacos...on Tuesday you get them for $2.50 each, The Sea Shack is a local joint that serves your usual island dishes along with some unique eats...their frog legs and gator are the most tender, Rockfish serves a succulent flounder that is coated in a homemade salt-n-vinegar potato chip crust, Steamers serves a delicious grill shrimp, sausage, and potato melody that is one of the local favorites called the “Big Red Voodoo Skillet” & their fried shrimp and tarter sauce is excellent, SlapFish has a scrumptious lobster topped cheeseburger with loaded fries called “Surf-N-Turf Burger" w/ awesome sauce and get the side of fries - clam chowder style, Carolina Crab Co. serves a very good crab cake, Giuseppi’s & Dough Boys are our favorite places for pizza, Nector Farm's Kitchen serves up a delicious Duck Dip Sandwich, Charbar has some of the island bests tasting hamburgers and you can get your milkshake “adult” style - always fun, Harold’s Diner is a fantastic hole-in-the-wall type local eatery that has greasy burgers & fries and once inside don’t wait for someone to ask for your order just grab a menu slip, fill it out, and hand it to cook/cashier (there is limited dining space inside with more patio style tables around back.) If you are in the mood for mexican, we recommend San Miguel’s in Shelter Cove, the cheese bowl is edible, Tio's we enjoyed their fajita nachos (definitely enough for 2), or Aunt Chilada’s near Coligny and we recommend the Auntie’s Famous Street Corn Bites with the shrimp fajitas! And if you are in the mood for some BBQ, we really enjoy One Hot Mama’s and their chocolate ribs and cornbread (jalapeño cornbread is a personal fav) for a side! Bullie's BBQ is also good and we recommend their pulled pork with "Carolina Mustard" or "Texas Sweet" sauce...if you like a kick you will enjoy the "Slow Burner" sauce. Reilly's serves a really good espresso rub ribeye, on Friday & Saturday they serve a chef special prime rib. If you are in the mood for bar food Hickory Tavern as a good 'Merica burger. If you make it over to Bluffton for a meal, we recommend The Cottage and their Crab, Corn, & Bacon Pot Pie and they have a bunch of desserts, we loved the salted caramel crunch...they served it warm with caramel drizzle. In Bluffton, if you want country cooking, definitely stop at Cahill's and they are known for their fried chicken but it is all country cooking...from the country store inside, the chickens outside, and the dirt road and parking lot.
*Our favorite local spot for coffee? Carolina Coffee & Crumbs. We do enjoy our coffee black...no cream, no sugar. They also offers: Nitro Brews, Lattes, Cappuccinos, Frappe coffees, and a variety of other speciality drinks including adult morning brews (must be 21+). Their beans are also roasted just up the road in Bluffton, SC. You gotta try their Quiche! If you want to venture off the island, Corner Perk in Old Town Bluffton is a wonderful place for local coffee.
*Our favorite ice cream spot? Hilton Head Ice Cream
*Our favorite sweet shop? Signe’s & Ronnie's...we are huge cupcake fans! In the same breath, we also love all sweets :). If you need an entire cake, Ronnie's is the place!

*Our favorite local adult spirit drink? Mountain Peak Espresso Rum distilled locally at Hilton Head Distillery.

*Our favorite local adult beer? Both can be found at Southern Barrel: Most beers here are seasonal and new beers are released every Friday. Our favorite stouts/dark beers: Frozen Barrel & Low Down Brown (get w/ cinnamon and sugar rim) and our favorite IPA (which is part of a hidden menu is "2nd Yankee”.) This local brewery is actually in Bluffton but so worth the drive! We visit every time to the island since finding this place and transport brews home for our friends. This place also serves an insane non-alcoholic dessert topped milkshake called the “Loaded Barrel Shake"...it was AMAZING...kids of all ages should eat this at least twice!

The selection of products maybe limited but the deals are solid...not everything is discounted (ball price is competitive) but we always stock up on our gloves and shoes from this store.
